THE DUBAI ADVANTAGE

Built for global ambition.
Designed for the future.

Dubai’s appeal extends beyond its skyline. Its real estate market is supported by international demand, modern infrastructure, a regulated ownership framework and ambitious long-term economic planning.

The opportunity remains highly selective. Location, developer quality, service charges, entry price and investment horizon all influence the performance of an individual property.

WHY DUBAI STANDS APART

Six structural advantages.

A concise view of the fundamentals, supported by official government and institutional sources.

01

Global connectivity

Dubai connects businesses, residents and investors across Europe, Africa and Asia. In 2025, Dubai International connected 291 destinations through 108 international carriers.

02

Foreign ownership

International buyers can own property in Dubai’s designated freehold areas, providing a clear route to property ownership for non-UAE nationals.

03

Tax-efficient environment

The UAE does not levy personal income tax on individuals. An investor’s obligations may nevertheless depend on tax residency, ownership structure and the rules of their home country.

THE AUREXIA PROPERTY INVESTMENT GUIDE

How to prepare your Dubai property investment.

Start with a clear objective: rental income, a future home or long-term ownership. Investing in Dubai requires more than comparing advertised prices. Your total budget, the quality of the property and your ability to hold it matter alongside its location.

What should your budget include?

Ask for a written breakdown of the amounts due at reservation, during the purchase and after handover:

  • Purchase costs: the property price, registration fees, administrative charges and any agency fees.
  • Finance costs: your deposit, bank fees, interest and insurance if you need a mortgage.
  • Ownership costs: service charges, maintenance, furnishing, rental management and periods without a tenant.
  • Cash reserve: funds for unexpected expenses and exchange-rate changes when your income is in another currency.

Costs vary by property and transaction. Check the official sale registration fees and service charge index, then obtain the figures applicable to your purchase.

Off-plan or ready property?

Off-plan property: compare the payment schedule, construction progress, delivery commitments and resale conditions. Instalments do not replace an assessment of the total price. Do not assume rental income before the property is completed and let.

Ready property: inspect its condition, service charges, any required work and the existing tenancy if it is occupied. Check documents against what you see during the viewing.

The choice depends on your time horizon and income needs. Explore selected UAE properties and ask for current availability, prices and terms.

How should you choose a location?

Compare like-for-like properties in the same area, with similar size, condition, building type and completion date. A city-wide average does not describe an individual apartment or townhouse.

  • Travel times, transport access and nearby services.
  • Rental demand for the specific property type.
  • Service charges, construction quality and building maintenance.
  • Existing competition and upcoming supply nearby.

Request documented comparisons for the purchase price, expected rent and resale market.

What should you check before reserving?

  1. Verify the identity of the seller, developer and intermediary.
  2. Review property documents and, for a new development, check its status with the Dubai Land Department.
  3. Clarify fees, deadlines, cancellation terms and resale conditions.
  4. Have contractual commitments reviewed before transferring funds.

Keep the documents and payment records. A brochure or payment schedule is not a substitute for the contract.

Dubai property investment: common questions

How do you compare rental returns?

Distinguish gross rent from net income. Include service charges, management, maintenance and a vacancy allowance when comparing properties, then consider financing and your own tax position separately. Rental income, occupancy, expenses and resale prices can change.

What risks should an investor consider?

Vacancy, rising ownership costs, construction delays, exchange-rate changes and a lower resale price can affect the outcome. Consider whether you can hold the property if a sale takes longer than expected. Capital and rental income are not guaranteed.

Does buying a property automatically provide a Golden Visa?

No. A purchase alone is not a visa approval. The property and applicant must meet the official criteria when applying. See our Dubai Golden Visa guide for the requirements and official sources to check.

What should I prepare for a consultation?

Share your total budget, available deposit, intended purchase date, preferred property type and main objective. Explain whether you need finance or rental income soon. These details help our team prepare a relevant selection and request a cost breakdown for each option.
